Market Update for Newtown, CT as of 3/16/15  Here is a comparison of the closed single family home sales in Newtown, CT for both February 2014 and February 2015:

  • Average Days on Market - 139
  • Average List Price - $308,500
  • Average Sale Price - $294,424
  • Sale Price to List Price Ratio - 95%

Closed Sales February 2015

  • Units Sold - 15
  • Average Days on Market - 203
  • Average List Price - $410,027
  • Average Sale Price - $389,600
  • Sale Price to List Price Ratio - 96%

Interesting ... It is always interesting to see how two years of real estate compare to one another.  The average days on market for February 2015 was considerably longer than it was in 2014.  When we went back to look at the list of sales for February 2015, there were two sales with considerably long market times.  One was a Victorian house with a cell tower located in the back yard.  Market time for the cell tower home was 417 days.  But the one sale that really skewed the market time for 2015 was a house on 33.11 acres that sold for $1,100,000.  Large acreage home had market time of 885 days!  Large acreage home also helped to bring up the average List Price & Sold Price for February 2015.

I just read another blog - not in CT - that mentioned longer market time in 2015 vis. 2014. I attributed it to the colder weather this year. You bring another angle of course. Though I also hear of reduced appraisal values coming in more frequently. Hmmm..
