It's not because we were slacking off or on some great extended vacation in an exotic location. We were gearing up for the 2011 Spring Real Estate Market in Newtown, CT.
When we looked over our calendar for the months of February and April, we realized that we had a good number of appointments to list homes for sale in February and that those homes came on the market toward the end of March and into April. It takes us a lot of work to prepare for a comparative market analysis (CMA) and then there's a lot of work to do when a house goes on the market. We're not complaining, but all this "other work" took away from our blogging time.
Back in February 2011, there were 180 single family homes available for sale in Newtown, CT. We've observed the inventory of homes in Newtown increase to 196 as today - 5/4/2011. This has been a slow increase of the inventory and the overall number is quite low as compared to past years.
So, what are the advantages/disadvantages to real estate market with low inventory? For buyers, this means that there are fewer homes to choose from and it might take a buyer longer to find the ideal home. For sellers, you have less competition and if your house is priced correctly, it wiill sell relatively quickly.
The 2011 Spring real estate market in Newtown, CT continues to evolve. It will be interesting to see where it goes.
