Short Sales in Newtown, CT - as of 9/20/09.  Back in September 2008, we posted a blog titled "Short Sale - What is It?".  We think this is useful information as we frequently explain what a short sale is to both buyers and sellers.  Our intention is to update you every 2 months about the short sale activity in Newtown, CT.

Short Sales in Newton, CTThere has been a lot of activity in the Newtown, CT short sale market since our last short sale post.   August and September have shown the greatest number of closed short sales since we started tracking them.  As of today, the number of short sales increased by 8.7% to 25 (twenty-five) actively listed homes that are identified as being a "possible short sale" on the multiple listing service (MLS).  They range in price from $169,900 to $1,160,000.

Please note that of the actively listed short sales:

  • 8 are NEW to this list  
  • 17 REMAIN from our last post
  • 5 are UNDER DEPOSIT from our last post
  • 5 have been REDUCED since our last post

Of the homes that are no longer on the list:

  • 1 sold in December 2008
  • 1 sold in February 2009
  • 1 expired in December 2008
  • 1 expired in February 2009
  • 1 was withdrawn from the market in February 2009 
  • 1 was canceled in April 2009
  • 1 sold in May 2009
  • 2 sold in August 2009 (1 was not on our prior lists as it was marked "short sale" when the status changed to pending)
  • 1 was canceled in August 2009
  • 1 was withdrawn in August 2009
  • 3 sold in September 2009
  • 1 was canceled in September 2009

In our last short sale post, there were 23 homes that were identified as being a possible short sale on the multiple listing service - 17 of them have carried over to this report.  The one home that has on the list from our original September 2008 post finally closed in August!

Short Sales in Newtown, CT - as of 7/22/09.  Back in September 2008, we posted a blog titled "Short Sale - What is It?".  We think this is useful information as we frequently explain what a short sale is to both buyers and sellers.  Our intention is to update you every 2 months about the short sale activity in Newtown, CT.

Short Sales in Newton, CTThe number of possible short sales in Newtown,CT has increased approximately 55% from our last short sale post.   This increase continues the pattern we've seen since September 2008.  As of today, there are 23 (twenty three) actively listed homes that are identified as being a "possible short sale" on the multiple listing service (MLS).  They range in price from $169,900 to $789,900.

Please note that of the actively listed short sales:

  • 8 are NEW to this list
  • 1 was RELISTED (had previously been canceled)
  • 14 REMAIN from our last post
  • 10 have been REDUCED since our last post
  • 1 was RAISED since our last post

Of the homes that are no longer on the list:

  • 1 sold in December 2008
  • 1 sold in February 2009
  • 1 expired in December 2008
  • 1 expired in February 2009
  • 1 was withdrawn from the market in February 2009
  • 1 is pending sale February 2009 
  • 1 was canceled in April 2009

Back in September, I blogged about "Short Sale - What is It?".  I think this is useful information as I frequently explain what a short sale is to both buyers and sellers.  My intention at the time (although I did not mention it) was to update you from time to time about the number of short sales actively listed for sale in Newtown, CT.

There is a special code on our multiple listing service (MLS) that indicates a possible short sale.  I did a search using this code and came up with the same seven houses that were listed for sale back in September.  Price range is exactly the same - $299,000 to $1,355,000; however, many of the homes in the range have taken price reductions.

Short Sale - What is it?

Short Sale is a term that we hear quite often these days. What does it mean? It's quite simple. A short sale is when there is not enough money in the transaction to satisfy all the obligations of the seller. These obligations can include the payoff of any and all mortgages, any loans collateralized by the property, transfer taxes, legal fees, real estate commissions and any outstanding property taxes or liens against the property. A short sale is often a better alternative for the bank and the seller to avoid the foreclosure process.

Should you purchase a short sale?  Yes!  A home that is a short sale is just as good a home to purchase as one that is not a short sale.  After negotiating with the seller, the transaction will require the bank's approval.  The time it takes for the bank to give their approval varies from bank to bank.  It can take just a few weeks or it can take a few months.

As of 9/21/08, the are seven homes listed on the GFC MLS that are identified as 'Possible Short Sale" in Newtown, CT.  The list price of these homes ranges from $299,000 to $1,355,000.
