Recap of Short Sales in Newtown, CT for 2011  Over the course of 2011, we posted several blog entries about the status of short sales in Newtown, CT.  With the advent of the New Year, we thought a recap of this segment of this local real estate market would be in order.

It's interesting to see that the number of sold short sales decreased in 2011 and the number of actively listed short sales increased.  The numbers pretty much flip flopped.  We attribute this change to buyers being less willing to wait an indefinate period of time for banks to approve the short sale.  Depending on the lender, the approval process can take a few months or a year - you never know.

Comparison of the Newtown, CT Real Estate Market:  2000 to 2011  People ask us all the time, "How is the market doing".  Many people still believe that the real estate market in our town is in a free fall and some believe that their home has not lost any value at all.

We decided to do a comparison of the average sale price, days on market and number of single family homes sold for each year from 2000 to 2011.  All information was pulled from the Greater Fairfield County Multiple Listing Service (GFC MLS).  Here is what we found:

The greatest number of sales in Newtown, CT happened in 2002 and the fewest number of sales ocurred in 2009.  Starting in 2006, the days on market increased with 2009 having the most number of days on the market.  What surprised us the most?  The number of sales in Newtown has increased two years in a row.

So, where are we with prices?  The average sale price decreased once again in 2011 by 7.6%.  This change puts the average sale price back in the range of 2002!  Overall from the high point in 2006, real estate market values have declined almost 30%.

What does this mean to you?  If you purchased a home in Newtown, CT after 2002 or have refinanced your home since 2002, there is a good possibility that you could be under water.  Under water means that there is more owed on your home than what its current market value is.

Like in life, change is constant and it applies to real estate, as well.  The comparison of the Newtown, CT real estate market:  2000 to 2011 clearly shows the ever changing real estate market.

As of today, the short sale market in Newtown looks like this:

  • 16 have taken price reductions
  • 2 are under deposit
  • 4 are pending sale
  • 3 have closed in 2011
  • 3 have been withdrawn or canceled

  • 1 have expired

The price range of the actively listed short sales in Newtown range from $99,900 to $779,000.  As you can see, short sales in Newtown, CT have been selling, despite being difficult transactions.  25 is the most that we've seen listed for sale at one time.

2011 Spring Real Estate Market in Newtown, CT

2011 Spring Real Estate Market in Newtown, CT  As you can see in the number of blog posts (check Blog Archives on the right toward the bottom), we were absent from LifinNewtown.com for the months of February and April this year.  It's not because we were slacking off or on some great extended vacation in an exotic location.  We were gearing up for the 2011 Spring Real Estate Market in Newtown, CT.

When we looked over our calendar for the months of February and April, we realized that we had a good number of appointments to list homes for sale in February and that those homes came on the market toward the end of March and into April.  It takes us a lot of work to prepare for a comparative market analysis (CMA) and then there's a lot of work to do when a house goes on the market.  We're not complaining, but all this "other work" took away from our blogging time.

Back in February 2011, there were 180 single family homes available for sale in Newtown, CT.  We've observed the inventory of homes in Newtown increase to 196 as today - 5/4/2011.  This has been a slow increase of the inventory and the overall number is quite low as compared to past years.

So, what are the advantages/disadvantages to real estate market with low inventory?  For buyers, this means that there are fewer homes to choose from and it might take a buyer longer to find the ideal home.  For sellers, you have less competition and if your house is priced correctly, it wiill sell relatively quickly.

Newtown, CT Real Estate Market Statistics Comparison 2009 vs 2010  Here is a comparison of the closed sales in Newtown, CT for both the year of 2009 and the year of 2010:

Closed Sales 2009

  • Units Sold - 212
  • Average Days on Market - 134
  • Average List Price - $487,117
  • Average Sale Price - $457,417
  • Sale Price to List Price Ratio - 93.90%

Closed Sales 2010

  • Units Sold - 243
  • Average Days on Market - 126
  • Average List Price - $481,993
  • Average Sale Price - $457,134
  • Sale Price to List Price Ratio - 94.84%

Overall, the real estate market in Newtown performed better in 2010 than it did in 2009.  31 more homes were sold in 2010 than in 2009.  The average list price and sale price were both down a little; however, the sale price to list price ratio was up almost 1% in 2010.  The sale average price for both 2009 and 2010 remained fairly consistent which indicates little growth or further decline in the market - the market has stablized.  Given the huge declines in the past several years, this gives support to the recently report released by the National Association of Realtors (NAR).  This report stated that the national real estate market hit "bottom" back in July 2010.

In comparing the 2 years of short sale data in the table, it is clearly evident that there were many more short sale transactions in Newtown, CT in 2010 than were in 2009.  In looking at just the number of sold transactions, there was a 150% increase in 2010 as compared to 2009.

Newtown, CT Real Estate Statistics - as of 10/31/2010

Newtown, CT Real Estate Statistics - as of 10/31/2010  Prudential Connecticut Realty's 3rd Quarter 2010 Market Report is out and it is informative as always.  It is broken out into two sections: Single Family Homes and Condominiums.  Under each section is every town along with a year over year comparison of the Days on Market, Median Sales Price, # of homes sold and the percentage change for each. 

In the 3rd Quarter 2010 Market Report, you'll see that the Darien market has seen its median sale price increase by 16.7% while Newtown's median sale price has descreased by 9.7%.  You'll also noice the good news - that the number of sales are up dramatically all throughout Fairfield County!

We thought it would be fun to look at the Greater Fairfield County Multiple Listing Service (MLS) for the town of Newtown as of today.  The MLS changes contunually so this is just a snapshot is time.  Here goes:

As of this moment, there are 243 actively listed homes for sale in Newtown whose prices range from $35,000 for a mobile home to $5,495,000 for a 3 bedroom, 3 bathroom Ranch on 33.11 acres.  Houses that are not mobile homes start at $79,900.  There are fourteen homes that are marked as being under depositTwenty-two homes are marked as pending sale - which means a contract of sale has been signed.  Two Hundred and twelve homes have been sold in Newtown since January 1, 2010.
