Newtown, CT Real Estate Market Statistics - January 2010

Newtown, CT Real Estate Market Statistics - January 2010  Back on January 17, 2010, we reported some basic real estate market statistics for Newtown, CT. Marilyn Katz of Prudential Connecticut's Realty's Westport office asked "How do your numbers compare with the first half of the year?"  Well, that got us to thinking ...

We just did a comparison of the closed sales in Newtown, CT for both January 2009 and January 2010 - this is what we found:

Closed Sales January 2009

  • Units Sold - 6
  • Average Days on Market - 135
  • Average List Price - $370,667
  • Average Sale Price - $353,333
  • Sale Price to List Price Ratio - 95%
  • Closed Sales January 201

  • Units Sold - 13
  • Average Days on Market - 84
  • Average List Price - $518,431
  • Average Sale Price - $483,385
  • Sale Price to List Price Ratio - 93%
  • What do all these numbers mean?  Closed sales more than doubled in 2010.  Homes are selling quicker at a higher average price.  The sale price to list price ratio was surprising as the gap increased from 5% to 7%.  At the high point of the market, the sale price to list price ratio was 98%.  Bottom line: the real estate market in Newtown, CT was better in 2010 than in 2009.

    Short Sales in Newtown, CT - as of 9/20/09.  Back in September 2008, we posted a blog titled "Short Sale - What is It?".  We think this is useful information as we frequently explain what a short sale is to both buyers and sellers.  Our intention is to update you every 2 months about the short sale activity in Newtown, CT.

    Short Sales in Newton, CTThere has been a lot of activity in the Newtown, CT short sale market since our last short sale post.   August and September have shown the greatest number of closed short sales since we started tracking them.  As of today, the number of short sales increased by 8.7% to 25 (twenty-five) actively listed homes that are identified as being a "possible short sale" on the multiple listing service (MLS).  They range in price from $169,900 to $1,160,000.

    Please note that of the actively listed short sales:

    • 8 are NEW to this list  
    • 17 REMAIN from our last post
    • 5 are UNDER DEPOSIT from our last post
    • 5 have been REDUCED since our last post

    Of the homes that are no longer on the list:

    • 1 sold in December 2008
    • 1 sold in February 2009
    • 1 expired in December 2008
    • 1 expired in February 2009
    • 1 was withdrawn from the market in February 2009 
    • 1 was canceled in April 2009
    • 1 sold in May 2009
    • 2 sold in August 2009 (1 was not on our prior lists as it was marked "short sale" when the status changed to pending)
    • 1 was canceled in August 2009
    • 1 was withdrawn in August 2009

    In our last short sale post, there were 23 homes that were identified as being a possible short sale on the multiple listing service - 17 of them have carried over to this report.  The one home that has on the list from our original September 2008 post finally closed in August!

    What Is Foreclosure?

    What is foreclosure?  This question at the top of our list of frequently answered questions (FAQ)!  Many buyers and sellers have heard the term "foreclosure", but many are not really sure as what it means.  Depending on who we are talking to, the answer to this simple question can convey a vastly different meaning.

    The simple answer to "what is foreclosure" is that the bank has taken ownership of a home - usually due to the mortgage not being paid for several months.  Once buyers and sellers hear this answer, other questions follow and the conversations that come out of "what is foreclosure" can lead almost anywhere.

    Foreclosure is a legal matter and it requires an attorney.  It can be quite complicated and it can also be a rather lengthy process.  For a homeowner, the end result of foreclosure can result in losing ownership of their home and being evicted by a Sheriff.  Losing a home to foreclosure is a devastating and life changing event. 

    While in pre-foreclosure, a homeowner can continue to live in the house.  There is usually a period of time where the homeowner can "pay up" the mortage to bring it current and take the house out of foreclosure.  Foreclosure has a lasting affect on your credit report - as long as 7 to 10 years.  Foreclosure laws vary by state and there are different types of foreclosure.  If you are served with foreclosure papers, we suggest that you contact an attorney immediately.

    For a homebuyer, "what is foreclosure" can indicate a buying opportunity - a "deal".  A foreclosed property that is listed for sale is a "distressed" sale.  It is a "bank owned" or an "REO" property and generally is priced aggressively to get it sold quickly.  Expect a foreclosure property to be an eyesoar and to be in great disrepair as once the bank owns it, they will not keep up with home maintenace.

    Thought we'd let you know that Prudential Connecticut Realty's second quarter 2009 report is out.  This report contains an overall view of real estate for the state with statistics broken out by county, town and single family or condo.
